panch-tattva talk…home loans

January 18, 2009

Friends,

Home loan rates under floating rate catagory were very promptly raised by banks. The time for reduction has come the banks are not acting fast enough in this regard.Banks , particularly private sector banks do play tricks of many kind. They are always ready make money at customers cost and what is more they hardly listen to your argument and where ever they have a chance they do not relent. On top of it they have very complex system of replying to customers queriies and don’t clear the matters until the customer is after them. This leaves some less equipped or less educated customers at substantial loss.

The charges by way of fee and penatlties are kept at very high level while they have no system of compensating the customers for their own defaults or poor service or mis-communication. I request my readers to tell me the tale of their woes in dealing with banks. If I have some material I would even try to file a public interest litigation suit and try to have their fee, penal charges and interest rate spreads capped so that customers are not fooled in to paying very high and excessive rates and charges. The RBI has attempted by way of advice etc but some how does not prevail on these banks in curbing undesirable practices. Why should it be necessary to go through fine print of the literature given by bank every time to enter a transaction of depositing or borrowing. There should be shedule of charges and spreads published by RBI or bankers association giving the ceiling of chargeable fee and spread etc so that no foul play is possible.

As a further advice to home loan borrowers I would suggest that hey should get quotes from differents bank for switching. It will make them aware of the excess rates applied by their banker.

The cuspomers should also keep promises made by the agents of banks in written form. The cuspomers are charged fee for ATM card facility but many a times the ATMs remain out of order, customers should keep record of time and date etc to ATMs when they found it not working. At some bank branches there is inordinate delay in customers getting the attention of the counter clerck. The time maximum time in waiting is 14 mts but many times this time is exceeded. Banks should be asked any explation if the there is delay of more than 14 mts.

I have told you these thing as far as I know and if I am wrong in some repect, please enlighten me.

HariOm,

panch-tattva/post result…tcs

January 18, 2009

TCS @503 (160109) gets 1032 panch-tattva points and you should buy it on all down days and book profit appropriately. Those who want to retain some part for long term is also OK.

The large cap companies are offering tremendous opportunity to trade for profit but this is not to say that you should do day trading. After aquiring any scrip as per advise , you may book profits of your satisfaction and pick another of such scrip. This kind of roll over at this juncture will add value to your portfolio and reduce risk element. This no deviation from the practice of keeping three month horizon in view but is only to let have the benefit of cream-time present for such trades.
